For sellers, the choice between which agent they will work with is part of a huge financial decision. This is why I want all sellers to know that they have the option of conducting an agent comparison. Now, allow me to tell you an example of why agent comparisons matter. Years ago, I met with a sweet older woman who was looking to sell her home. She told me she’d already made her decision. She said she’d chosen an agent who had sold over 100 homes last year, so I told her, “Great. If you’re happy, I’m happy.” But when she shared the name of the agent, a red flag came up in my mind. I didn’t recognize the agent’s name, and I know the names of almost every agent in town.

Come to me with the name of the agent you’re interviewing and I’d be happy to run the comparison.

After running an agent comparison straight from the MLS, I found that this agent had not sold over 100 homes in the previous year. He had actually only sold around 17 homes. It was disturbing to find out that this woman was about to trust her financial future to someone who hadn’t sold even a quarter of the homes they’d claimed they had. So, now I offer all sellers an agent comparison. All you have to do is come to me with the name of the agent you’re interviewing and I’d be happy to run the comparison. Today’s topic is a great one for any current or potential home sellers out there. It’s a protective mechanism for you to use while in the process of hiring an agent. When you go to hire an agent to help you sell your home, you want to interview several of them to make sure you have the right fit. I have two words for sellers to say to any agent they are interviewing. The two words? “Show me.”

These two words are essential for any seller to hear.

For example, “Show me what you’ll do to get my home sold for top dollar,” “Show me your marketing plan and budget,” or “Show me what you have to offer.” Then you can see what an agent is doing, rather than them telling you what they hoped to do. With these two words, any seller out there is going to be much more informed about their potential agents and be able to sell fast and for top market value.
